Sanibel & Captiva Real Estate Update for 2/22/11

Sales for the past 3 weeks
For the first 22 days of Feb. there have been one sale a day, or 22 sales reported through mls Sanibel.
Again, the split between condos and homes
average price home closed for the month of Feb. was $585,700
average price condo closed for the month ofFeb  was $ 594,800
Under contract this month- a bay front high 2million
Under contract this month a gulf front mid 2m area
1 commercial building on Lagoon sold $ 415,000
1 lot sold mid $300’s
Activity has increased - especially past 1 week
just reduced condo at white sands dropped to $ 599,000 and sold in a day or two.
NOTE- if you are a serious buyer..now is the time to e-mail me and let me know you wish to be informed when there is a price drop or new underpriced listing ...you will need to act fast for certain properties.  We are an island..and bottom line is there still is only so many properties that could be on the market.
I have heard Fort myers Beach is booked solid for season...Tarpon Beach unit 110 which is on the market for $ 709,000 has never booked so well. This year has 30k booked already..
Good signs of recovery..

 There have been signs of yesterday this past week.
 2 sales beach front
When Loggerhead Cay 373 dropped his price to $ 399,000 there were 3 offers within days.

Lots of interest on the island..weather still fabulous here with days sunny in the low 80's.
