The beaches are full. Sanibel arms west is 100% occupied right now.

Busy
Homes took center stage for the last part of april. There were 5 closed sales this period with s/l ratio the highest in a long time ..98%..the average days on market were # 179. This indicates to me we are at our bottom and sellers were realistic and buyers fortunate.
new sales of homes which went contingent, but not yet closed were # 8.
Condos which were closed were # 3 their average l/s ratio was 85% and it took an average of 1 year to sell them.
Condos did however see #9 condos go contingent during this period ..the prices
range was 299- 749k.
cash flows- more owners are using vrbo to increase their cash flows and with the interest rates down, 30% required as a down payment..with a little work..we are actually seeing for the first time since the early 80's a possibility of a break even.,...( do i dare say positive cash flow ) on a $400,000 gulf side of the street 2/2 T his means at 5.25% interest and the owner helping his rental company ( 10 % referral instead of 20% )..it is possible with work on the owners part to see an income of 10% of the purchase price. At long last ...My picks are sanibel arms west and Loggerhead...
Good buys- If i was ever in the market for a gulf or bay front this would be my year to make a move..there are a couple of amazing places with wide open bay front views with docks under 2.6...Gulf front west gulf drive begins in the 3.5 range.
under contract last weekend were a gulf ridge gulf front listed near 5 Million.
have a good week...weather here is 83 degrees today and sunny..waves were beautiful this morning on my morning walk...lots of shells...few people...east end is paradise.

that means ..the properties selling are the properties priced right as historically our l/s ratio has run between 94-96% in the past decade.
the average days on market were 173 average price sold the first 15 days were $668,000
Condominium stats:
average price $510,000
average days on market 447
List to sale ratio 90%
condo sales outsold home sales this month so far over 2:1, but price obviously was a factor in buyer motivation.
next month will be very interesting ..price stats will be up significantely
as there are many high end homes and condos under contract.

Good News March 2010!


Good Market News march 2010
February this year was the beginning of our market stabilizing.
We have all been waiting patiently for the market to rebound and though sales of homes have increased in volumn 45% as compared to the same period in 2009, the big surprise has been the rebound in sales acitivity in the condo market.
Sanibel and Captiva have seen a 60% increase in the amount of condo activity the first 83 days of 2010 as compared with last year's dismal sales reports for the same period. Our office has seen our best month ever reaching 30 sales as of 3/23 and we have 8 days to go for our final count! We are hopefull and relieved...the gloom seems to be over.
However, I dont see a rapid increase in the sales prices. That will take time. A normal pattern reminiscent of the sales on the island in the 80's nd 90's will again occur. Buying on the Island was a life choice 30 years ago and it is once again the new motivation.
Wewill enjoy a communtiy of owners who live here a majority of the year who are involved in making the communtiy a better place to live and enjoy family.
Price appreciation will be slow and steady...not volcanic as it was since 2003. Appreciation will once again be defined as " a deep appreciation of the Island" Owners will appreciate their memories and appreciate the founding fathers and mothers of the island who fought the county to preserve the Island in the 70's.As our inventory of properties is reduced, we will be back to the pace of 1-3%appreciation once again.
With steady growth comes a new buyer profile. The Number 1 goal of the buyer of 2010 is to improve their own life story. Maybe that is what value is all about.

first ...weather..if you are up North today..yes the 18th of Feb is the first warm day ( over 70 degrees )..we have had on island in a long time...How long can I wear jeans and my one sweater...thank goodness it has changed back to near normal today.
