Captiva has seen a decrease in sales from 10 in 2009 to 5 in 2010
Lot sales are about even at 14 in 2009 and 13 in 2010.
Though the list to sale ratio continues to run in the 94- 95% range, one of a kind properties are selling for full price. ( as in mockingbird drive lot ).
The beaches are full. Sanibel arms west is 100% occupied right now.
There are some great buying opportunities such as:
Sanibel arms west units which begin at $ 439,000 and have strong rentals
with only 11% rental commission..interest rates low 5.5% and
occupancy on the rise...( some units doing 36k )....
