Sanibel & Captiva Island Real Estate Market update 1/2/11
Happy New Year everyone! The last 23 days have been busy so I apologize for not getting the update up in a timely fashion. There have been 19 closings on Sanibel and Captiva. The mood is mixed. There are some areas of Sanibel and Captiva which seem to have hit bottom, while others may have a bit to go. The News Press today ( Jan 2, 2011 ) real estate section notes there is hope now in the real estate market here. There have been several phone calls in the past 14 days from buyers who have calculated we are at the bottom and it will never be a better time to buy. Other buyers are calculating income on condos and with cash offers estimating what their incomes would be on their money.. These are all good signs. I track properties in the fort myers , Buckingham and alva areas also. When there used to be acreage available in the $150,000 - $200,000 range . . . that has virtually dried up and no longer can be found in the entry level . . . Interesting. Good Buys..there are still a few.
